Scientific Research Signs Estimated $6 Mil Lease at Wildwood

ATLANTA-The locally based electronic engineering firm is taking 34,741 sf for seven years in the 2300 Building at the two million-sf office park in Cobb County. A concessions package by Cousins Properties clinched the deal.

ATLANTA-An undisclosed concessions package by locally based Cousins Properties to Scientific Research Corp. sewed up a 34,741-sf, seven-year lease at the two million-sf Wildwood Office Park in Cobb County.

The estimated value of the deal is $6.32 million based on average asking rents of $26 per sf at the 618,540-sf, 99%-leased 2300 Windy Ridge Parkway building owned by Wildwood Associates.

Walter Fish of Cousins represented the owner. Phil Dunkley of Advantis Real Estate Services Co. negotiated for the tenant. SRC had been looking at several locations before settling on Wildwood.

"Ultimately, it was Wildwood's convenient location, combined with an excellent concessions package from Cousins Properties that made 2300 Windy Hill Parkway the best choice," Dunkley says in a prepared statement.

The tenant roll at the 14-year-old 2300 Building includes Computer Associates, Manhattan Associates and Profit Recovery.
